In a new country, nothing says you’ve arrived like a new home. If you’re a qualified homebuyer who has immigrated or relocated to Canada within the last 5 years, you can purchase a property with as little as 5% down.

We have access to an innovative programme offered to single families (this means your home can have no more than two units and you must live in one of them). If you’re buying a newlyconstructed home, it must be covered by an approved New Home Warranty Program. An existing property must be a residential home in an area that shows a steady history of purchases and sales.
What You Need to Apply
Proof of Employment
You must have been working fulltime in Canada for at least 3 months. A letter of employment from your place of work, with a confirmation of your salary and employment status is required.
Proof of Down Payment
Your down payment can come from your own savings, from your family, or your employer as part of your relocation agreement. You’ll need documentation for the source.
Purchase and Sale Agreement
To verify the value of the property, the lender will want to see what you’re buying and where it is.
Outstanding Debts.
Loans, mortgages, credit cards owed outside of Canada must be declared as part of the application process.
